The short version. Nothing on this website is a binding offer to buy your house. A real offer comes in writing and is only binding once both sides sign a purchase agreement. We buy houses for our own account, so we are not your real estate agent and we do not represent you.
Using this site
By using bmhgroupkc.com you agree to what is written on this page. If you do not agree with it, please do not use the site. You need to be at least 18 and able to enter into a contract to use it.
Nothing here is an offer
This website describes what we do and invites you to contact us. Any number, range or estimate you see or hear from us before we sign paperwork is a starting point for a conversation and not a commitment to buy anything.
Sending us your property information does not obligate us to make you an offer, and it does not obligate you to sell us anything. We become bound to buy your house only when we and you have both signed a written purchase agreement, and that signed agreement, rather than anything on this website, sets out the real terms of the deal.
We are a buyer, not your agent
BMH Group buys houses with its own funds, for its own account, as a principal. We are not acting as your real estate agent or broker, we do not represent you in a transaction, and we owe you none of the duties a licensed agent would owe a client.
Because we are the buyer, our interests and yours are not the same. You are always free to hire your own agent, attorney or appraiser, and if listing your house would serve you better than selling to us, we will tell you so.

Anything on this site about timelines, closing costs, taxes, liens, probate, foreclosure or what a house is worth is general information. It is not legal advice, tax advice or financial advice, and it is not a substitute for talking to a professional about your own situation. Please do not make a decision this big based only on a web page.
Calls and texts
When you send us the form with your phone number, you are asking us to get in touch and you agree we may call and text you at that number about your property. You can tell us to stop at any time and we will. Our privacy policy explains this in more detail.

Please give us accurate information about the property and about your right to sell it. We build our offers on what you tell us, so if the details change or turn out to be wrong, our offer can change too.
